A Housing Market Shaped by Generational Change
Today’s housing market is revealing a significant generational divide. Baby boomers, ages 62–80, now represent 42% of buyers and 55% of sellers. An impressive 42% of boomer buyers also purchase with all cash, giving them a considerable advantage in a competitive market.
At the other end of the spectrum, younger Americans are reaching traditional life milestones much later. The typical first-time buyer was 27 years old in 1991, 30 in 2008 and 33 in 2019. In 2026, that age is projected to reach 41. Meanwhile, the percentage of Americans under 30 living with a parent has increased from 37% in 2019 to 49% in 2026.
The connection between marriage and homeownership has also changed dramatically. In 1950, approximately 52% of 30-year-olds were both married and homeowners. By 2025, that figure had fallen to just 12%.
Yet one group continues to make remarkable progress: single women. In 2025, approximately 20 million single women owned homes—an all-time high. Single women represented 21% of all buyers, more than twice the share of single men, despite reportedly earning only 84 cents for every dollar earned by men.
What is driving these dramatic shifts? Are high home prices, mortgage rates and limited inventory forcing younger adults to delay buying? Are student debt, childcare expenses and slower wage growth changing the timeline for financial independence? Are people postponing marriage because of economic pressures, evolving priorities—or both?
Why are baby boomers buying nearly as much as they are selling? Are they downsizing, relocating, purchasing second homes or helping family members? And what can we learn from the growing success of single female homeowners?
These trends raise an important question: Is the American dream of homeownership disappearing—or is it simply being redefined for a new generation?
